World FM Day The Future of Facilities Management

To celebrate World Facilities Management Day, we’ve taken a look at the future of Facilities Management, particularly in outsourcing: by 2018, the FM outsourcing market is expected to reach $1.314 trillion.

Economic and environmental demands
With pressure on a range of business areas including financial scrutiny, increased focus on CSR, maintaining competitive edge and environmental requirements. As a result, organisations are looking for service providers that can innovate to deliver new ways of maximising the client’s assets, and that have a vested interest in the success of the client.

Increased appetite for outsourcing
Growth in FM worldwide is expected to increase at a rate of 4-5%. This is highest in North America and Western Europe, however APAC markets are seeing a rapid increase in FM penetration. Outsourcing FM allows companies to focus on their core business.

Key points
Ultimately, a company outsourcing their FM needs to find a partner who can support the achievement of strategic goals and business objectives, which will come from finding a company who are vested in the interests of the client’s business. Performance should be assessed not purely on a cost basis, but needs to take quality into account.

With this trend in increasing outsourced FM, FM companies need to ensure their performance is optimal in three key areas:

Better management of information
FM companies who manage multiple different services from various different suppliers need to have an accurate and up-to-date understanding of what is being provided for their client, and any problems within that.

“Information is much cheaper now, we can get data every few minutes if we want to, and there is a host of different options available to connect to assets hardwired into buildings, individual boilers, air conditioning units, it could be anything. It’s a condition-based approach telling us the pressure, the temperature, the vibration, and what that means for the performance of that asset, the impact on downtime for a customer and impact on energy bills.” – Aneysha Minocha

Multi-skilled staff
An FM organisation will play host to a variety of different FM services, which means the company can best use available staff, however this may mean staff need to undertake tasks they’re not familiar with, requiring training and greater supervision. FM organisations will need to look at how they can optimise their staff productivity.

Increased efficiency
The biggest reason for outsourcing FM needs to a specialist FM company is cost efficiency, according to 75% of RICS respondents.

As discussed above, one way of improving efficiency is to ensure staff are equipped with the training they need and also that they are allocated in the best way.

On top of staff efficiencies, digital technologies are increasingly integral. Cloud-based technology allows for easy sharing of data, enabling management to monitor the situation “on the ground” as it happens, reducing the need for managerial site visits. Enabling automatic monitoring, e.g. recording the temperature of a working environment reduces the need to take manual readings and where readings are available more regularly, warnings can come earlier, before they develop into issues.

With these developments in FM, specialist FM organisations can deliver greater value to their clients in smaller timescales, all of which is part of the growing trend of outsourcing facilities management.
